New bin area – building work to start on Monday 13th July 2020

A quick message to all residents in Blocks 1 & 2 – Flat numbers: [15-16], [11-12-13-14] (see map) that building work on the construction of the new bin area (bin store 4), will be taking place from Monday 13th July 2020 (weather permitting) as promised. The new location is more accessible to residents and also the bin collectors.

We will cone off a couple of parking spaces for materials etc the weekend before. We apologise for any inconvenience caused by this.

Please respect social distancing with all contractors as they need to stay fit and healthy to continue to work.

Additional Update

The drainage health check has been completed and the report has highlighted a few areas which need some urgent attention to prevent expensive damage occurring and we are prioritising this within the maintenance plan budget.

Theft from Motor Vehicle and Vehicle interference

The incidents took place in High Wych and Falconers Park.

Please be advised that we have seen a slight increase in vehicle crime over the last few days. Please remove all valubles from your vehicles and tools if possible.

Off road motor bikes and Mini Moto’s

We had an increase in calls regarding issues of Anti Social Behaviour around the use of motor bikes and mini moto’s.

Locations  mentioned are the back of The Crest towards Rivers Hospital and also Bullfields. Please let us know who they are as we would love to issue them with a Section 59.

Maintenance work to begin on Friday 12th June 2020

A quick message to all residents in Blocks 10 & 11 – Flat numbers: [33-34-35-36], [37-38-39-40] that maintenance as part of the 5 year schedule (see schedule here) is taking place from Friday 12th June 2020 (weather permitting). The scaffolding is planned to go up on Tuesday 16th and decorating will begin shortly after. This maintenance was originally due to take place in March/April but due to Covid-19 restrictions had to be put on hold. We apologise for any inconvenience caused.

Other recent activity

A conifer tree outside block 9 – Flat numbers: [29-30-31-32] unfortunately had to be removed due to roots damaging the car park of garage court 4. We are in the process of sourcing for a replacement tree with less invasive roots.

A new bin area is being constructed near block 1 & 2 – Flat numbers: [15-16], [11-12-13-14] to replace the old bin store 4. We have been in discussion with the residents to ensure the location new will be more accessible to residents and also the bin collectors.

Flower beds, garden edges are looking lovely around the estate and we really appreciate the residents involved in looking after and maintaining these areas using their own time and their own funds. If you are making any gardening improvements around the estate please keep us involved as we will guide you in what you can and cannot do.

The drainage health check has been undertaken the last few days and we will have the report shortly.

Drainage work taking place this week – from Monday 23rd March 2020

We will have a contractor RS Services working in Leat Close tomorrow and this week to carry out a health check and full clean on our drainage system.

This involves lifting all manhole chambers and carrying out high-water-pressure-jetting on all primary and secondary foul drains. Removing any debris from drains and restoring full flows before a CCTV check is carried out. Also checking condition off all manhole chambers and covers.

Any defects found will be recorded, footage will be sent to the committee via email link with report of defect and recommendation or quote for any required works.

Please can you respect social distancing towards the contractors while they are on site.
